Surveys and Valuations
McAndrew Martin provide a fast, efficient and comprehensive service. Our experienced Chartered Surveyors are able to provide various types of reports to suit your requirements. There are basically three types of report to choose when buying a property:
- Valuation Report – this is a brief report that advises on the value of a property. It will not describe the property's condition or any defects. Valuation reports such as this are mainly for mortgage purposes but are also suited to matrimonial, probate, taxation and estate planning purposes.
- Homebuyer's Survey – this is a basic survey report that is considered suitable for properties generally upto 100 years of age, which are conventional in type and construction but also apparently in reasonable condition. Its main objectives are to:
Make a reasoned and informed judgement on whether or not to proceed with the purchase.
Assess whether or not the property is a reasonable purchase at the agreed price.
Be clear what decisions and actions should be taken before contracts are exchanged.
The report highlights urgent or significant defects and problems which may have an affect on the value of the property.
- The Building Survey – this is a more detailed report suitable for all residential properties and provides a full picture of construction and condition. Formerly called a Structural Survey, a Building Survey is likely to be needed on buildings which are of dated or unusual construction, in poor condition or where major structural changes are planned.
A Building Survey is tailored to the individual Client's needs. It is not a standardised format. The report includes technical information on the construction and materials and details the total range of defects present with additional comments on maintenance considerations.
A Building Survey does not include a valuation of the property. This may be included if agreed between the Client and the Surveyor.
The Surveyor will not test services but separate arrangements can be made for a specialist contractor to undertake tests.
